Electrical Project Manager - Phoenix Based

Primary Responsibility

Safety

  • Manages project safety budgets and expenses

  • Manages communication of site safety plan to customer

  • Manages productivity to provide accurate WIP projections

Essential Job Functions:

Safety

  • Reviews project budgets and expenses with field staff on a regular basis

  • Reviews all customer safety policies and executes plan to ensure compliance

  • Submits all site safety plans, MSDS, and other required safety documents to customer

  • Assists in scheduling high risk activities (shutdowns, crane picks, trenching)

  • Communicates safety plans as needed. Provides shutdown plans, crane pick plans, and other items which will require customer compliance to ensure safe execution of the work

  • Provide informal site inspections to assist in ensuring compliance and support company policies.

  • Resolves any safety related conflicts with customer and inside UES

  • Communicates safety related issues to UES management

 

Productivity

  • Puts together change order zero (construction budget) for approval by Director

  • Puts together projections and reviews with field staff on a regular basis

  • Schedules and conducts Field Turnover Meeting

  • Identify productivity issues and initiate plan with superintendent to resolve

 

Estimating

  • Attends Estimating Turnover Meetings

  • Identifies scope issues, productivity issues, and budgeting issues to be addressed by estimating Produces scope documents to ensure the complete project scope is communicated to the field

 

Quality Control

  • Coordinate with field staff, engineers, and customers to reviews material, equipment, and product selections on projects

  • Coordinates customer expectations for quality and communicates expectations to the project team

  • Assists in scheduling manufacturer representatives for installation training

 

Material and Equipment Management

  • Produces material list from estimating software for field to initiate bulk buy process

  • Signs off on bulk buy

  • Tracks ordering process for materials to the job-site. Identifies improvements and initiates with superintendent.

  • Reviews miscellaneous material budgets with foremen on regular basis to track efficiency

  • Reviews and communicates site storage, staging, lay-down plan to customer

 

Tools and Equipment

  • Puts in place plan for all tool and equipment budgets

  • Reviews tool and equipment expenses on project with field staff

 

Manpower

  • Coordinates with field Supervisors to understand manpower needs to assure accuracy for WIP projections

 

Project Documentation

  • Reviews that all daily reports, documentation, plan updates, ASI and RFIs

  • Puts together a submittal log and processes all submittals to

  • Reviews all submittals to assure compliance with the contract documents. Complete all substitution requests, change order requests or other documentation is completed in a timely fashion to cause no disruptions to the project

  • Responsible to make all subs, field staff, UES staff, engineers, and all team members are aware of submittals and RFIs

 

Change Management

  • Processes potential change orders in a timely fashion

  • Provides field management with directives to proceed on change order work

  • Provides logs and tracking info to field, customer, and vendors to ensure all work proceed in a timely fashion

  • Provides value engineering, substitutions, and other scope changes as requested by customer and reviews with Division Manager

 

Closeout

  • Reviews closeout documents

  • Reviews as-built drawings on site on regular basis

  • Follows up on all closeout documents until fully completed

 

Qualifications

  • Required to have minimum OSHA 30 training

  • Required to attend 100 hours of training per year

  • Competent in use of NEC (National Electrical Code) book as reference material in performing or directing the performance of work.

 

Educational and Training Requirements

  • Associates or Bachelors degree in construction management or similar curriculum, industry related experience may serve as a substitute

  • Ten (10) or more years extensive experience / knowledge of construction, design, cost management as a project manager or similar position

  • Thorough knowledge of all aspects of construction (technology, equipment, methods, etc.) as well as an understanding of Company and industry practices, processes, and standards and their impact on project activities

  • OSHA 10 certification, UES Electrical Awareness, NFPA 70E Instruction, NEC Code Compliance, Defensive Driving Instruction

  • Computer software proficiency including Microsoft Office Suite, Outlook, Microsoft Project, Timberline, McCormick Estimating and / or other job related hardware and software applications that may be required

Essential Duties and Responsibilities

  • Installs, alters, maintains, and repairs electrical systems and equipment

  • Use hand tools necessary to perform various electrical repairs and tasks

  • Measure, cut, bend, measuring devices, and lift heavy equipment 90 lbs or more

  • Must be able to work and perform in the full range of excavations in the electrical trade

As Chiller Service Technician, you will be part of a driving force to a team of hardware maintenance, controls and energy experts including a variety of engineering, mechanical, and customer-oriented talent whose attention to detail is unsurpassed in the industry. The position may include possible night shifts, Monday thru Friday, with possible weekends.

 

Sign-On Bonus

You will receive a sign on bonus of $1000.00, to be paid within 6 Months from the commencement of your employment. Please note all applicable taxes and with holdings will apply to this bonus start payment. If you voluntarily terminate employment with the Company within six (6 months of your start date, you will not receive the sign-On Bonus.

Position Requirements

  • Would include a wide variety of maintenance and repair tasks for all types of chiller systems, air and water cooled, for both commercial and industrial. Diagnose and repair of electronic, mechanical and electrical components of these systems. To include HVAC in heating, air conditioning, refrigeration, and ventilating systems in commercial and industrial sites.

  • Repair, troubleshoot and maintain packaged and split systems

  • Troubleshoot, diagnose and repairs various makes and models of equipment.

  • Knowledge of methods, tools, and equipment used in the repair of air and water cooled, heating and air condition equipment in commercial and industrial buildings

  • Knowledge of electrical and control systems

  • Perform daily work duties associated with the trade with little to no supervision in the field.

  • Excellent customer service skills with desire to exceed customer expectations.

  • Maintains accurate and complete invoices, paperwork and other procedures to company standards.

ESSENTIAL FUNCTION AND BASIC DUTIES

Assignment of New Projects

  • Participates in project turn over meetings, to include preparation of meeting documents.

  • Transition files from pre-construction to implementation project.

  • Enters all project related data into ViewPoint (budgets, contract amounts, schedule of values, etc.).

  • Requests Performance and Payment Bonds and Certificates of Insurance, as required by individual projects.

  • Requests 20-day Preliminary Notices, as applicable.

 

Billings

  • Assists Project Manager in developing the project Schedule of Values.

  • Assists Project Manager in preparing monthly billings & lien waivers, where required.

  • Assists Project Manager in projecting project billings, throughout the course of the project(s).

  • Updates monthly billing information in ViewPoint monthly.

  • Updates monthly billing information into Bond Log.

  • Enters Schedule of Values in ViewPoint and/or Clients billing format.

  • Follows-up on accounts receivables, and coordinates receipts with accounting department.

  • Enters Clients change orders & update ViewPoint 300.

Subcontractor and Vendor Documents

  • Prepares Subcontract Agreements and Purchase Agreements and submits to Subcontractor and/or Vendor for execution.

  • Enters change order information in ViewPoint and prepares formal change order document to submit to Subcontractor and/or Vendor for execution & updates applicable tracking logs.

  • Responds to subcontractor/vendor Preliminary Notices.

  • Receive, track and follow-up on project specific Subcontractor Certificates of Insurance and renewals.

  • Receive, track and follow-up on Davis Bacon and Buy American Compliance items, where applicable.

Project Implementation and Close-out

  • Assists Project Managers with the preparation & tracking of submittals.

  • Sets up and maintains submittal/equipment log.

  • Assists Project Manager and Superintendent with preplanning and scheduling, and associated updates.

  • Sends tax privilege exempt and related financial documents to general contractors.

  • Prepares project specific badges, badge logs and coordinates updates with Superintendent.

Meetings

  • Attends various monthly meetings or as necessary.

  • Prepares the necessary documents needed for the meeting.

  • Sends out invites, schedules conference room & other equipment as necessary.

  • Produce and distribute meeting minutes.

Miscellaneous Duties

  • Responds to and/or forwards calls, messages, mail and other internally and externally generated items.

  • Updates a variety of files, records, logs and related reports.

  • Undertakes special projects as assigned or required.

  • Provides backup and assistance to other cross-organization team members, as required.

  • Prepares O&M Manuals and various close-out documents at completion of project.

  • Work in Progress Reports (WIPS) – Updated on monthly basis.

  • Transition project from implementation to Warranty team members.

  • Responds to and/or forwards calls, messages, mail and other internally and externally generated items.

  • Updates a variety of files, records, logs and related reports.

  • Undertakes special projects as assigned or required.

  • Provides backup and assistance to other cross-organization team members, as required.

 

Education and Experience

High School Diploma or equivalent and two (2) years of project assistance, project coordination, administrative assistant or closely related experience in a Construction, HVAC or related field.

 

Required Knowledge

  • Knowledge of the basic principles of bookkeeping, and/or accounting.

Midstate Energy and Urban Energy Solutions, Veregy Companies, are looking for skilled and energetic individuals to work on lighting retrofit projects in Flagstaff. We are currently looking for, Apprentice, Journeyman and Foreman to fill multiple positions. Experience is a plus but not required. Candidates must be able to pass a background test (in order to obtain a fingerprint card), have access to reliable transportation, and pass a drug test before beginning work.
